Home Buyer Commission Rebate

If you purchase a home from me, you will receive a HOME BUYER COMMISSION REBATE. In escrow, I will rebate to you 50% of the real estate commission I receive as your buyer’s agent. This AZ Home Buyer Commission Rebate applies to all home purchases, new homes and existing homes. This offer is subject to the terms mentioned below.

Home Buyer Commission Rebate | Terms

This program is open to home buyers who don’t have a current Buyer/Broker agreement with another agent/brokerage. If you have viewed a home with another agent, it is excluded from this offer. You must be pre-approved with a lender or have proof of funds if you are a cash buyer.

If you are getting a loan, the commission rebate can NOT be used for any portion of your down payment. When financing, commission rebates can only applied to your closing costs (when permitted by lender). On cash sales, commission rebates will be credited to your down payment or closing costs in escrow. You will NOT get any “cash back” after the close of escrow.

There may be tax consequences to this offer. If you need legal or tax advice, you should consult with the appropriate professional. The offer applies to homes purchased after June 1, 2022. When I represent the seller as their agent, the purchase is excluded from this home buyer rebate offer. The terms of this offer may be changed or terminated without notice.

Are You are Getting a Loan to Buy a Home?

Commission rebates can only be used to pay your closing costs (lender fees, interest rate buydown, escrow costs, title insurance, and other closing fee). They can NOT be applied to the down payment. Ask your lender if a commission rebate can be used with your loan.

When financing the purchase of a home, you will forfeit any unused portion of the rebate. After your escrow closes, there are no “cash back” refunds/rebates. On the closing statement, escrow will credit the commission rebate to the buyer.

Here’s How it Works

Here is how the Home Buyer Commission Rebate is calculated. Sale Price is $400,000 times 3% Commission = $12,000 Commission for the Buyer’s Broker.  The net commission which I receive in then split 50%-50% in escrow. In the example above, escrow will credit the buyer $6,000 as the BUYER’S SHARE of COMMISSION.

Buyer’s Agent Commission Can Vary

The buyer’s broker commission can vary. It is not the same percentage on all listing. Some listings offer the buyer’s agent a 3%, some offer 2.5%, and others offer 2%. A few offer even less to the buyer’s agent. Either way, I will rebate to you 50% of the net commission I receive as your agent.
